Guidelines For The Zero Down Payment Program

As with any residential mortgage program there are many specific guidelines that must be met in order for a loan and mortgage to be completed.  With that in mind this page is a generalized description of the guidelines for the Zero Down Payment Program to assist the reader in determining if this program could be beneficial.  We strongly recommend you call us at 412-279-2583 and discuss this program.

For any other areas in Pennsylvania please call and we will be happy to confirm your desired property location.

Properties that receive this program must be in an eligible property location.  A generalized list is provided below:

¨ Home be purchased must be your primary home.

¨ In-ground Swimming pools will affect property valuation

¨ Property should be on a public road

¨ Land value can not be more than 30% of total value.

¨ 2, 3, and 4 unit properties are not allowed

¨ Second homes and investment properties are not allowed.

¨ Manufactured homes are not allowed

¨ Borrower(s) can not own any other adequate housing at the time of closing.

Steel Blue 1 LLC needs to review your credit report to provide any specific answer as to whether you may qualify.  One of the benefits of this program is that good credit is required but it does not have to be perfect.  Generally if your middle credit score is 620 or higher you will qualify.  However, a lower than 620 score does not prevent you from qualifying.  The bottom-line is that even if you have account collections, loan or credit card write-offs, bankruptcies, foreclosures, liens, or judgments you should still call.

This program is intended for low to modest income borrowers and families.  The larger the family the more you are allowed to earn.  If you pay child expenses it will help you qualify.  The rules are such that you should give us a call to discuss.
