After you take my application are you going to leave me hanging like I have heard about so often?

Steel Blue 1’s policy is to attend every closing of a mortgage we initiate.  While this happens about 30% in the mortgage industry it happens 100% of the time at Steel Blue 1.  Quite simply we will be with you every step of the way including the last important one.  We don’t want our relationship with you to end even at this point.

Mortgages are confusing, what can I do?

One of the main reasons Steel Blue 1 designed the Right Decision Mortgage process was helping our clients keep information together in an orderly fashion.  As you learn, you can keep track of the information you gather.

I want to be in control but sometimes I don’t feel that way, can you help?

While some people get the feeling they are not in control of the situation, this simply is not the case.  The Right Decision Mortgage means it is the right decision for you .  If it does not feel right don’t do it, and we will tell you that. 

Are you going to keep me on the phone forever or get a lot of information about me so you can qualify me?

When you connect with us on the phone, even the first time, let us know how long you have or the only subjects you want to talk about.  That is it, the discussion ends when and where you want it.  We will of course do our job and ask for your name, phone number and permission to contact you in the future.

It seems like so many businesses don’t return their phone calls in a timely manner especially after they have the order.  What is your policy?

Steel Blue 1’s policy is to return every call promptly but in no event not longer than one business day.  If we take longer than one business day to return your call we will deduct $50 closing cost for each occurrence.  Remember though if you are simply leaving information (without a question) on our voice mail that it does not count.

I don’t want to be taken advantage of when it comes to all the fees associated with mortgages.  What can you do?

It is Steel Blue 1’s policy to be clear with fees, closing costs, and so on.  Steel Blue 1 employs professionals in both the mortgage and real estate settlement industry.  If your closing costs are more than $100 different than we told you, Steel Blue 1 will pay the difference.  We will advise you the terms of this offer when negotiating the terms of the mortgage.

Is it safe for me to do business over the internet?  I hear so much about viruses and things.

In general, this is a tough question but easy for us to answer.  The Right Decision Mortgage requires a dialog with our client and thus business over the internet can not be done through a faceless computer which has fill-in forms.  We of course process our work with lending institutions over the internet to provide quick and efficient service.  We use anti-virus technology, encryption. and firewalls technology to protect your information during processing.  Also see our mortgage “Falsehood” section which covers some concerns about internet mortgage origination.

I already have a bank that I have an established relationship with.  Why should I use a broker?

If you have established a relationship with a bank by all means check them out.  There is a few things to keep in mind.  Your borrowing power is not likely to be improved with the bank over Steel Blue 1.  They are many times required to use the exact same criteria that we use.  Second, Steel Blue 1 has a relationship with many lenders so the range of mortgage products we offer is likely to be significantly larger.  Finally, bank loan originators are not likely to be given time by their managers to investigate your goals nor provide you with benefits like attending your closing.

I’m not real knowledgeable on mortgages and I don’t want to ask a dumb question.  Can you help?

You always hear that there is no dumb questions.  Realistically, it is the simple questions or the learning questions that are the most difficult to answer.  Our job and the reason we get compensated for brokering loans is to answer all questions regardless of complexity.  Ask all the questions and make us earn our compensation.  It is the right way to do it.

I read about predatory lending and fraud.  Can you reassure me?

Besides being against the law, Steel Blue 1 is a small and responsive organization.  We earn our money by our reputation and quite honestly can’t afford such practices.  The greatest reassurance is that we will be clear about our fees, rates, and practices.  You can decide if it is right for you.  Also take a look at the “10 Things Steel Blue 1 Won’t Do” on the mortgage “Falsehood” page.  This might be the best reassurance.

There is many important things to consider when securing a mortgage but I simply don’t have the time to make it happen.  Do you do anything to help?
